Buying the Avarice blades helps early building of crits, and allows quicker farming with the extra gold. I tend to wait until I already have enough money to buy the item before I sell the avarice's.

The last item I buy usually is a situational item. Normally, I will default to buying bloodrazors, but not always. I played a game once were both I and a Ryze on the other team were very fed. When we would meet 1v1, most of the time the battle would be either one of our deaths leaving the other with >100hp. So, in this case I bought the Frozen Mallet. Not only giving me more health, but when I had my ult up I would use it and keep him out of range with its slowing and my range. This became an easy kill where I would not take damage. The idea with your last item is to look and see what you need to combat the other team. Black Cleaver for a fed tank, or Tiamat for a team that likes to stick together or a game where there is constant team fights.
