Rod of Ages need to be in your inventory for 30 minutes to be fully optimal. Since you will get it after 40 minutes or so, you will most likely never use it to its full extend. If you really want it, get it AT MOST after boots. Actually, I'd totally skip your early items in order to get Catalyst, then i would buy simple 350gp boots and get rod right away. This is extremely dangerous though, you will be a very easy target early game.
That being said, I'd say its a pretty decent build. I dont see the point picking Null Zone before level 5 or 7 and dont buy Voidstaff if they dont have high magic resist : against 70 Resist and less, Boots paired with Abyssal Scepter are stronger, and also makes you less vulnerable.
