Firstly, it has nice stats and good damage but mostly because it's an incredibly expensive build. You've literally listed the three most expensive primarily AD items (Infinity Edge, Black Cleaver, and Bloodthirster) as well as the most expensive primarily health item (Frozen Mallet) and the most expensive boots.
While every build has a few high-cost items, this build relies so much on them that it seems like a boom or bust build. If you get fed, you get to build these items and snowball. If not, you'll find yourself unable to finish these items and completely ineffective in a teamfight.
Second, Frozen Mallet, Ghostblade, and the Ghost summoner spell are all focused on chasing. Lee Sin's Sonic Wave/Resonating Strike makes him a strong chaser already and the powerful slow on a maxed out Cripple should be all you need when it comes to chasing. Lee Sin is an AD nuker--if you can't get a kill from your combo (especially with how much damage is in this build) and have to spend a lot of time chasing down the enemy, you're doing it wrong.
Lastly, this build gives Lee Sin almost no survivability, something that is crucial to any melee champion. You get 700 health from a Frozen Mallet and 25 magic resist from the Merc Treads. That's it. If you initiate a fight or they shift their focus to you once you jump in, you will simply be vaporized. This forces your playstyle into an assassin/cleanup role which generaly requires your team to be able to successfully fight a 4v5. While it's possible for your team to do that, you will be putting unnecessary strain on your team composition.
Overall I think it's too inconsistent a build that makes you a glass cannon. While I don't doubt that it can carry hard in some games, it is simply too risky to be a realistic core on Lee Sin.
