Null Zone before call of the void has a porpouse, ensure the kill since the enemy will flash out your range as soon as the supression is over , so you will not be able to land call of the void well.
About the sustai.. the defensive tree will + doran's ring will grant you more hp then your enemy ( i know it is not much ) and Malefic Visions can can make you a safe farm and refund mana,so to speak, Malzahar can sustain himself alone if you know how to play .

By rushing Rabadon's you will be able to deal much more damage then your enemy (100% minion kills with malefic visions at level 4) the whole early game and pick up easy kills.
Call of the void is usefull as hell, i won't say it isn't,but great teamfights take place at late game, and then call of the void reachs it's best use, colective silence + a lot of damage that can turn teamfights .At late game you will already have call of the void at level 5

Wrong, 1st is flat mpr, which is 28,5 and then 2nd % mpr - 50% its not almost raw dmg. It can be, if u play against noobs. Xerath can do almost raw magic dmg with his locus power skill + VS & AK obviously.

Imo item build is good, but not in such order and it's not universal. it lacks sustain in early game by rushin rabadon's.
Also defensive mastery tree is nonsense (its probably ur early sustain, but srsly its not enough). Runic Affinity is way more helpful in late game than bonus 130 hp. I didnt even say about shorter cd on flash , improved recall or swiftness...
When u rush ur high AP why do u get null zone before call of the void? I only get my null zone before if enemy team has for ex. 2 rushed wormogs among them and they start teamfights early. for most of early-mid game null zone with rylai is rly good slowing tool, nothing more practicaly.
Call of the Void has more range and more instant dmg output. Its great harassing tool if u r able to land it of course...
I dont want to get more into details, bcuz i would wrote whole guide myself...

From this guide i only like final item build.

Build does look good, expand and create more sections, also add items,runes, and mastery pages, some color to pros and cons would be great.
