By no mean am I a super Nasus pro, I don’t even like this champion in the first place ><, just bringing my stone to the edifice, some thoughts that came to me while reading your guide. Quoting :
Pros :
“you can spend the majority of your cash on defensive items and be a real tank for your team.”
Cons :
“Nasus' early game is one of the weakest in top lane champions.”
“Hard Crowd Control makes your job nearly impossible.”
If you wanna reinforce your weak early game, which Nasus is known for, in order to be a real tank for your team later on, and not be bothered by pesky CC, then the answer comes quite naturally. Can’t you hear it? The little voice of reason whispering “Then why not go for the Defensive Tree?”
Just kidding. I respect the fact that you have your own play style, that things are not carved in stone, and I keep in mind that 2 of the 3 top Nasus guides here on Mobafire go deep 21 in Utility, but it is still questionable.
Who’s Nasus? He wants to be an inamovable object in his top lane bubble to farm his main damaging tool, Siphoning Strike, in order to hit like a truck later on. What does the Utility tree offer him in order to achieve that goal? Mana regen, of course ; more life steal, yes ; CDR is quite an important stat on him ; reduced cd on summoner spells, more or less ; xp gain boost, no ; meager speed boost when out of combat, no.
“You want to play as passively as possible early game.” Wasted Pickpocket that will only enter in action mid-late game then? Not questioning the passive gameplay early on though.
Not spitting on your choices, they just need some form of justification. At least consider as a viable alternative to get Veteran’s Scars and the armor in Defensive as an early game bonus, or Weapon Expertise in Offensive to fulfill your AD tanky bruiser role?
When it comes to items that already have been suggested by LiLStormcloaK :
For the sake of precision concerning Iceborn Gauntlet, compared to the 150 % base AD proc Trinity Force provides, the Spellblade unique passive “only” makes your next AA hit 125% harder…but in an area, which has to be taken into consideration.
You claim that MR can be purchased via items, but the only items with some MR that seem to be worth your gold are Mercurial Scimitar and GA, with Runic Bulwark as a sidenote. I don’t have much love for that item either, but any mention of Maw of Malmortius? MR/lvl glyphs?
Quoting your Spirit Visage paragraph :

“little CDR it does have isn't worth the price tag if you take my suggested rune set up.”
Spirit Visage : 20%CDR (We don’t have the same definition of “little”^^), 50 MR, and a passive that synergizes with your natural lifesteal Passive and your Ult, for 2200g, against the 8,1 CDR provided by your runes, and only at lvl 18, coupled with a Mercurial Scimitar that costs 3700g for 45 MR and a 90s Cd Active that temporarily solves the mobility problems you seem to be so concerned about…Hmm…
Coz with the build and rune set up you suggest, all MR comes from items, and I don’t think top is a Holy Sanctuary for AD only, when it comes to magic damage harass : Akali, Elise, Kayle, Kennen, Nidalee, even Darius’s passive Dot and some of Yorick’s ghouls. And the list surely goes on.
(In your farming section : correct me if I’m wrong, but Pantheon’s Spear Shot is not really a skillshot, but a targeted ability, and as so, cannot be blocked by minions, unlike Nidalee’s Spear Shot or Ezreal’s Mystic Shot.)
These are only meant to be constructive comments, hope thy will be perceived a such.

Formatting: Just break rows, the whole thing kind of melds together, walls of text at many places. -1
Chapters: Got the important stuff there, order is good, though you could go more in-depth with some stuff and dedicate a chapter to them. +1
Pictures: Add atleast some icons, breaking the text with picture or adding large icons here and there would make it more readable. -1

Thank you for your feedback, but as I discuss in the guide I find Spirit Visage to be an item not worth having. As for the runes, I recommend CDR because I do not build in a Spirit Visage and because MR can be itemized for easily using this guide. I also prefer 21 in the Utility tree because of my play style, but all of these things are recommendations, and not set in stone. If you prefer a beefier Nasus in early game then by all means, try out your own play style. This guide is one of many ways to play Nasus and is the one I like best.
Oh, and as I discuss in the itemization section I do not believe Iceborn Gauntlet is better than Trinity Force. While Iceborn adds some AOE and a better slow than Trinity Force, the attack speed, critical strike chance, and health all added by the Trinity Force are what I prefer. What's more the Iceborn only makes your next attack deal 125% damage instead of 150% damage, this, combined with critical strike chance, really makes a huge difference in your damage output.

Thank you very much for the guide link, I didn't know how to do those things while I was making the guide and I will be adding them in the future. Also, the lack of ability section was a pretty big over site on my part. Thank you again for pointing it out and I'll be changing that very soon.
