Gunblade tanky AP mordekaiser
Obviously youre just assumming all of this, because you didnt even test it.
First of all, at lvl 18, mace of spades(4 second cooldown), creeping death(12 second cooldown, 6 second last time), siphon of destruction(6 second cooldown)and children of the grave(90 second cooldown) have fine cooldowns, you wont need to get cdr capped if your damage output is high enough, I always can instant kill someone with EQR(ignite)(gunblade) if not less in a team fight, entirely BECAUSE of deathcap. Why? because it increases your ap by alot AND 30% more.
Morellos holds you back, giving you a 12 mp5 for no use. haunting guise is a cheap item, thats why i buy abyssal scepter instead, more ap, and magic resistance, oh and magic pen for the team
Abyssal > Haunting, but Haunting > Deathcap.
I didn't say that death cap was bad, i said it was worse than haunting guise.
If you want to build a Gunblade Morde, Sorc Shoes, Gunblade, Haunting Guise, Abyssal Scepter, Rylai's, Frozen Heart, with 9/0/21 masteries, CDR blues, Spell Pen Reds/Quints, and Hp/level seals is a better alternative imo.
Death Cap is a waste of money, and spell pen as a stat is unique.
I've tried this build, and i'm saying its bad because it is.
Doesn't do enough damage to anything more than pure dps carrys like bad ashe/trynd/yi's.

Huanting Guise, or Morello's Evil Tome is a better damage choice.
Then, you have no CDR, and not enough Spell Pen to be truly deadly.
Not sure about gunblade as first item. Spell vamp only works with your ulti, because your E is AOE...
RedBlueJeans, SpellVamp works with all spell damage, AoE damage is divided by 3(so if you have 25% spell vamp, you have 25%/3=8,33333%). It may not be much, but amazingly it will help you through a lot.
It should be noted that the Hextech Gunblade mostly is there for its stats overall, oh and its amazing active. Your Additional burst will often overwhelm a carry(as noted in the guide:) )
