Jarvan is one of the best off-tanks in the game.
The philo stone and HoG are great for the gold, since he tends to commit suicide a lot during teamfights.
If you want damage items, I suggest Tri force and Atmas. Hextech Gunblade isn't that useful on Jarvan. I wouldn't get bloodthirster either (unless your going Full DPS).
Other than those two damage items, the rest I would go HP and resistant heavy build like Wargmogs, Randuins, Force of Nature, etc.

I would replace the hextech with a Sunfire cape.
Then get an atma's somewhere in there.

No, gunblade is just no.
He is an AD offtank bro, not hybrid or AP...
you don't need the lifesteal nor spellvamp nor AP...
and triforce is totally diff. than gunblade...gunblade is just bad on J4...
and if you can't afford triforce early game skip it...
if you read, all the guides say only to get triforce if you are farming well.

Gunblade has double the AD of triforce, and over double the AP.
Spell Vamp and LS are both great for sustainability, both at 20% on gunblade.
Not to mention its 445 less than triforce.
I was under the impression that offtank should have decent sustainability and decent AD/AP.
Standard>Dragon>Cataclysm is a deadly combo with Gunblade thanks to the AP boost.
Once I get BT I have 35% LS +120 AD (+stacks from BT) +70 AP.
Add Black Cleaver in there and I'm at +175 AD +70 AP +40-52% AS (including standard passive) +35 LS (+stacks which also add to AD) Also up to 45% ArP
NTM 25% spell vamp for extra sustain.
I'm not trying to discredit your advice I just don't see your logic.
These are only 3 items, so I have plenty of room for more sustainability.

Naw, the life steal, vamp, and AP are just unnecessary, you are wasting gold on those stats...triforce gives you a lot more of what you need.

Idk what you would classify this build as, I guess a hybrid tank/ad/ap
1. rejuvination bead and faerie charm + hp pot
2. philosophers stone
3. heart of gold (makes for some serious free gold in combo with philo, also builds into randuins with rejuvii bead)
4. build hextech gunblade (love the combo of lifesteal, spell vamp, ap, and ad all in one)
5. build bloodthirster (obvious reasons)
At this point I go situational, but this is what I do if everything is going smooth.
6. build either black cleaver or randuins (black cleaver is serious in conjunction with with my standard being leveled up for DPS)
7. ^^ (randuins kinda obvious + i have 1000 of it paid for with rejuvi bead and HoG)
8. atmas (save it for late game, adds a little more armor and normally around 50 more AD)
9. something heart that builds off of philo stone. (adds to hp and regen cant remember exact stats)
Still below level 20 so I have no runes as of yet.
