Start to Jungle with Xin

1. Blue side start

We have two options because of Xin's sustain.

A: The early Kill/Steal

This is my favorite (Tried and tested). Start Blue Golem but ask your Bot lane to give you a good pull, DO NOT USE SMITE. Now you have hit level 2, you will have your [E + W]

Lets get a KILL.

So you have taken your Blue buff, now run to the enemies Red Buff and wait in the Bush.
As soon as the enemy jungler has taken Red Buff down to less than half jump on them and smite the buff to steal.
Kill the enemy Jungler, (This will hurt them so much), now take his Chickens, If you have smite, smite them for the warding buff.

At this stage you should be Level 3/4 head straight to the Mid lane. Ping and go for the kill.

So we are sitting at around 5 Mins with 2 kills on the board and half of the enemy's jungle gone.

Go take the Scuttle crab in the river and B to base.

At this stage you should have enough cash to nearly finish your devourers.

Go clean up your jungle, Ward their Blue buff, its due to show soon. Use this to either Gank a lane when you see them or go for the steal.

If you can deny their jungle, you will end the game at around 25 mins.

B: The normal start

This is the safe start.

Take Your Gromp with smite and a pull from Bot lane, Take Blue Buff (Pop two potions).
Now your Level 2.
Take your Wolves, Head to Red Buff, Smite and take this, (Pop your remanding potions).
Now your Level 3.
Take your Chickens with Smite if you can, this will give you your warding buff.
Go to Mid lane, Tell them, and Gank. Even if you only get the smite thats a good gank.
We now know Mid lane is for the taking so put the squeeze on.

Runes

Runes, well i have tried several combinations.
I have found the standard ADC Rune build works well enough.

Items

Attack speed.
This is all we need.
So:
Devourers
Guinsoo's
Phantom Dancer
Berserker Greaves
Infinity Edge
Guardian Angel - This is if we get to this stage of the game.
