What am I supposed to build on Lee Sin?
To be honest it always depends. In the early game you should focus on building some dmg such as Hexdrinker or Black Cleaver. In late game you should focus on building some tankyness, because in late your main goal is to go for an insec or peel for your carries.
What boots am I supposed to build?
It's a lot easier than most of you may think.
Get Mercury's Treads if you are playing against an AP Team or if the enemies have a lot of crowd control
Get Ninja Tabi if you are playing against a heavy AD Team and champions depending on AA (e.g. Vayne, Xin Zhao, Yi)
Get Mobility Boots for more snowballing potential

Following this path will ensure a healthy clear and leaves plenty of options for ganking. You can pretty much go by the numbers. So after number 3 you have 2 Options. You can either go for a gank on top or mid or you can invade the enemy jungler. After that you just go for 4 and 5. Best to recall after 5 camps or a gank or a skirmish that makes you deem it necessary to back sooner.
Lee Sin is one of the most versatile "Gank Junglers" in the game, as he is able to use Sonic Wave/ Resonating Strike and Safeguard to get over terrain, run directly through a lane to a bush, or rush down an enemy laner directly from a wall/bush near an allied tower. It is important to try to make your ganks as unpredictable as possible.
In the early phase you should always make 2 autoattacks before you cast your next ability to make use of your Passive Flurry. This will help you to clear camps a lot faster.
Lee Sin is a great champion for counter jungling, because of his high mobility and burst potential. So just place some deep wards in the enemy jungle. This way you can track the enemy jungler, which makes it easy for you to kill him or just steal his camps.
Another cool tool, that you should know is the Dragon play. You can just cast your Sonic Wave and then activate your Resonating Strike. This way you can use the knock back effect of the dragon, which is really nice for escapes.
